FACILITIES GUARANTEE SPECIALIST

Dollar Tree Chesapeake, VA (Onsite) Full-Time
This Specialist role will be a key part of the team within Real Estate responsible for managing the timely completion of store warranty related maintenance and repair for Dollar Tree’s portfolio of retail stores, including Dollar Tree, Dollar Tree Canada and Family Dollar stores. Under the direction of the Manager, Facilities HVAC & Refrigeration, the Guaranty Specialist will be responsible for managing the scope of HVAC, Refrigeration, Freezer, and other warranted equipment and systems, and coordinating timely warranty repair work as an integrated approach to repair and maintenance of 17,000+ stores. The Specialist will maximize use of warranty repairs to offset overall facility repair expenses.
Principal Duties and Responsibilities
  • Coordinate with associates in Property Management, Construction, and Special Projects to identify, track, and manage the warranty terms of Dollar Tree & Family Dollar maintenance worthy equipment purchases & installations. This is for the purpose of enhancing visibility of warranties and leveraging warranty repairs of malfunctioning equipment and facilities. The largest scope of related equipment pertains to HVAC systems in retail stores, and another large system pertains to cooler and freezer equipment.
  • Develop and maintain database of equipment and stores with warranty terms, and improve visibility to request warranty repair work and track until completion.
  • Optimize efforts to populate Store Maintenance and Repair Work Order system (Office Trax) with warranty information.
  • Document and report on warranty work performed at stores and the costs avoided by using warranty work.
  • Document, report, and improve the time to request and complete warranty work.
  • Works closely with other teams, such as Facility Maintenance Coordinators, Construction Managers, and Portfolio Managers in lease-related repairs and maintenance activities.
  • Exercises judgment and approval by guidelines and policy, and escalates for further approval as required.
  • Communicates with internal and external partners and stakeholders.
  • Exercises high level of organization and aptitude for budgeting and spreadsheet database management.
  • Performs related duties as required.
  • Minimum Requirements/Qualifications
  • Bachelor’s Degree preferred, or experience in the field of real estate, property management, construction companies, or HVAC / Refrigeration manufacturers.
  • Ability to read and interpret complex legal documents and apply to practical situations.
  • Excellent communication skills.
  • Experience with computerized work management, lease administration and reporting software preferred.
