Summary of Position (Job Purpose) - Major purpose and functions of the position.
• Responsible for setting up and/or disconnecting utilities for new, relocating, expanding and existing stores
• Coordinate with landlords and General Contractors to obtain utility provider/meter information prior to a store’s turnover to set up utility accounts
• Coordinate with field and facility operations to assist with urgent utility requests for all open Dollar Tree and Family Dollar locations providing a solution for immediate resolve
• Serve as primary utility contact for utility vendor and internal associates
Minimum Requirements/Qualifications - Summary of knowledge, experience and education required.
• Ability to effectively handle multiple priorities in a fast-paced environment
• Must possess a high degree of organizational skills with the ability to effectively prioritize projects
• Must continually maintain high degree of accuracy
• Extensive experience in Microsoft Word, Excel and web-based software applications
• Exhibit strong business writing skills, effective communication and interpersonal skills
• Display excellent phone skills and solid clerical skills
• Must be a motivated self-starter with the ability to work independently and within a team
• Maintain flexibility to be able to respond to changing priorities and handle change in scope of work
• Must have the ability to recognize the need for action, evaluate the situation and quickly make accurate decisions
Desired Qualifications – Desired but not required
• Experience in Property Management, Real Estate, Construction, or Building Codes a plus

Principal Duties and Responsibilities - Primary responsibilities listed in order of importance:
• Manage new store (construction) workload by regularly reviewing upcoming turnover dates
• Work with landlord and Project Manager to identify utility providers and any existing meter numbers to transfer utilities to our name
• Obtain Surety bonds in lieu of large deposits and provide to utility company
• Maintain spreadsheet with updated store site and utility account information (openings and closures) and notify our utility bill payer of changes on a weekly basis
• Accurately enter utility account information in our web-based system for each store in a timely manner
• Routinely track the license database for upcoming utility disconnection dates, work with Store Setup team to coordinate closure dates, contact utility companies and the utility bill payer to arrange closure of accounts
• Routinely monitor our bill payer’s database for critical exceptions requiring your approval for payment to avoid
late payments
• Provide utility information to Real Estate Portfolio group upon sublease or lease end, when needed
• Respond promptly to escalations regarding utilities for existing stores or new build stores
• Research root cause for utility escalations and resolve to avoid disruptions
• Research the need, then facilitate reimbursement payments to landlords when appropriate
