Architectural Project Manager

Dollar Tree Chesapeake, VA (Onsite) Full-Time

Summary of Position (Job Purpose) - Major purpose and functions of the position.The Architectural Project Manager (APM) is responsible for the design, assessment, execution, coordination, permitting, and reporting on all new, relocation, and expansion locations, as assigned. The APM works closely with the Real Estate, Construction, Store Planning, Logistics, and Operation Teams to ensure each location is delivered as intended per Dollar Tree standards. The APM will communicate with landlords, landlord’s architects and general contractors on construction documents, store designs, design criteria and field construction issues. They will provide weekly reporting to upper management on the status of each site.Principal Duties and Responsibilities - Primary responsibilities listed in order of importance- Take ownership of each project beginning with the store selection process until the store is open.
- Review LOI’s, surveys, lease criteria language, pre-negotiated construction work exhibits and site plan layouts for compliance and allocation of work responsibilities.
-Work closely with Real Estate to help facilitate a viable work scope for Landlord’s as it relates to the intent of the proposed deal type and work scope, in efforts to control construction costs and schedules.
- Direct and coordinate outsourced Architectural, Structural, MEP, Fire Safety, Signage and Environmental Engineers and Design Teams on all projects assigned, with regards to the development and delivery of all required design, construction, lease and permitting documents.
- Review as-built surveys, develop a scope of work based on existing conditions/deal type, and kickoff project to internal/external teams within a set timeframe and defined schedule.
-Review landlord drawings for design compliance and approve base drawings, as required.
- Consult with landlords and their architects for the use and coordination of their architectural drawings, as required.
- Work closely with Store Construction to ensure best practices and quality standards are upheld to minimize store construction costs.
- Work closely with Store Planning to help create functional fixture layouts and help maintain and update current standards.
- Direct external signage vendors on exterior building wall signs and site/roadway signs, exterior canopies and any architectural branding as required.
- Review final Construction Documents within set timeframe for accuracy and compliance in efforts to maintain design standards and minimize added construction costs.
- Successfully manage 70-90 projects per year, depending on company’s yearly goal.
Minimum Requirements/Qualifications - Summary of knowledge, experience and education required.- Associate’s degree required, bachelor’s degree preferred in Architecture (or related work experience): A foundational understanding of Architecture and Design is a must.
- Min. 3 years of relative experience in Architecture with a concentration on Project Management.
- Thorough knowledge of commercial construction practices including applicable building code and ADA law.
- Strong professional, interpersonal, communicational, and organizational skills.
- Demonstrated success in managing a high volume of projects in all stages of development on schedule and within budget.
-Prior experience in leading teams and reporting to stakeholders and upper management.
-Proficiency in project planning, scheduling, and resource allocation.
- General knowledge of Space Planning and Construction principles.
- Exceptional use of time management abilities.
- Able to develop and maintain strong relationships with team members both internally and externally.
- Strong verbal and written communication skills for effective collaboration with internal and external team members, contractors and landlords.
- Proficient in Auto-Cad, Blue Beam and Microsoft Office.
- Ability to plan, organize and direct high volume, fast paced retail design, permitting, and construction projects with minimal supervision.
- Strong decision making and problem-solving capabilities while facing short project timelines with the ability to address and resolve issues efficiently that arise during the project lifecycle.
- Experience negotiating scope of work and contract and resolving conflicts between parties.
- Knowledge of building and ADA codes, zoning laws, and other regulatory standards.
- Strong leadership qualities with the ability to inspire and manage diverse teams effectively.
- Attention to detail with meticulous planning and execution to ensure quality in architectural and engineering outputs.
- Capacity to adjust to changing project requirements and schedules.
- Ability to visualize holistically and develop long-term plans that align with the company’s goals.
