Regional Leasing Director
Position Summary:
The Director of Leasing is responsible for leading the growth, relocation, and portfolio optimization strategy across an assigned region within Dollar Tree’s real estate portfolio. This role oversees a team of Real Estate Managers and drives site selection, deal negotiation, and execution to support the company’s new store development, relocations, and lease renewals.
Key Responsibilities:
Lead, train, and manage a team of Real Estate Managers responsible for identifying and securing strategic locations for new store openings and relocations.
Oversee the end-to-end site selection process, ensuring alignment with financial, operational, and strategic objectives.
Approve proposed sites and negotiated lease terms prior to submission for Real Estate Committee approval.
Negotiate leases, renewals, expansions, and relocations in accordance with company standards and market dynamics.
Ensure timely and accurate completion of all lease documentation and transaction-related paperwork.
Partner with cross-functional teams including Legal, Construction, Finance, and Operations to facilitate seamless project execution.
Track and manage real estate pipeline activity, timelines, and deliverables across assigned regions.
Represent Dollar Tree in landlord and broker negotiations, maintaining professional relationships and securing competitive lease terms.
Ensure all real estate transactions support the company's growth goals while minimizing occupancy costs and maximizing long-term value.
Qualifications:
Bachelor’s degree in Business, Real Estate, or related field (or equivalent relevant experience).
Minimum 10 years of experience in retail real estate with strong knowledge of leasing, market dynamics, and site selection strategy.
At least 8 years of experience managing and developing a high-performing team.
Demonstrated success managing multiple real estate projects in a fast-paced, high-growth retail environment.
Strong negotiation skills with a track record of closing complex lease transactions.
Excellent communication skills, both written and verbal.
Highly organized with strong time management and prioritization skills.
Customer-focused and solution-oriented approach.
Able to maintain confidentiality and exercise sound judgment.
Proficient in Microsoft Office Suite and real estate tracking systems.
Willingness and ability to travel extensively.
Start Rate = $130k - 170k based on experience + Bonus + RSUs
